Why the change?

With the abolition of Multiple Dwellings Relief (MDR) and strict new rules on property condition, guessing a tax figure is now a high-risk activity. The number of HMRC investigations into unpaid Stamp Duty has doubled in the last year alone, proving that a "standard" check is no longer enough.

By partnering with Stamp.Expert, we’re bringing you the UK’s first insurance-backed, client-led verification tool.

The process

  1. Click ‘Continue to Quote’ and enter your client’s details. If the case is already linked to a SortRefer purchase, details will auto-populate.
  2. Your client will receive a secure, branded email and answer simple Yes/No questions via a mobile-friendly form.
  3. The system checks responses against 40+ tax reliefs in real time:
  • Standard Result (Green): The transaction is straightforward. A Verified Estimate certificate is issued immediately for the conveyancer.
  • Non-Standard Result (Amber): Complexity or potential relief eligibility is detected.

⇾ For non-standard cases, the client can view fixed-price quotes and instruct a Chartered Tax Adviser directly.
