Lease Extensions are often required when extending or adding a variation to the lease of leasehold flats. At SortRefer, we have always offered Conveyancing solutions through our Non-Standard product. However, we have now developed its own Click & Quote option, making the process easier for you and your clients.
There are two types of Leases Extension: Statutory and Non-Statutory; both are available.
Non-Statutory can also be known as informal or voluntary lease extension and means that the client will simply agree on the terms with their landlord upfront. This will include both parties negotiating and discussing the terms of the Lease Extension and coming to an agreement and is often the easiest route, with fewer costs and quicker turnarounds.
Statutory is the formal route for Lease Extensions. If a client has owned the property for two years or more, they are entitled to serve a statutory notice on the landlord forcing them to grant an extension on the existing lease. Within a Statutory Lease Extension, the terms are fixed, and there is a strict timetable to adhere to.

· Whether there is a Mortgage on the property
The price differs for Non-Statutory and Statutory due to the difference in legal work required.
