When it comes to Buy to Let remortgages, not every case is straightforward.
Whether your client has a single investment property or a growing portfolio, choosing the right legal product can make a real difference to how smoothly the transaction runs, while also helping you stay in control throughout the process.
That’s why our Buy to Let Fixed Price Legals product is designed to provide a straightforward, cost-effective solution that helps manage expectations from the outset and helps keep cases on track.
Buy to Let Fixed Price Legals
Buy-to-Let cases can come with an added complexity, whether it’s a single property or a full portfolio.
That’s why our Buy to Let product is designed to keep the process as simple as possible, providing great value from the start to help keep cases progressing efficiently from instruction to completion.
The fixed price of £350 covers the Legal Fee, Electronic ID Fee, VAT, Buy-to-Let supplement, and a Leasehold Supplement if the property is a leasehold. It also includes a £90 referral fee for the introducer, which would be paid upon completion.
Additional disbursements (added to the total cost):
- HMLR Registration Fee
- Land Registry Official Copies
- HMLR Search Fee (OS1)
- Bankruptcy Search Fee
- Search Indemnity Insurance Fee (where applicable, as not all lenders accept this)
- Redemption of first charge via Telegraphic Transfer Fee
- VAT on the above & Insurance Premium Tax
Key benefits include:
- Access to a panel of some of the UK’s most trusted law firms.
- Legal protection - a great alternative to ‘free legals.’ Through this deal, your Solicitor will act in both your and the lender’s best interest.
- Works well where lender cashback is included as part of the mortgage deal, as, depending on the lender, their cashback may cover all of the legal fees or provide a large contribution towards the total costs.
If your clients' Buy to Let property is a house of multiple occupancy (HMO), in a high-rise building, or if they are remortgaging via a limited company, then we also have solicitors on our panel that can deal with these through our standard Buy to Let product. As with all limited company cases, the directors of the limited company are going to have to obtain Independent Legal Advice, which you can also get quotes for through the SortRefer portal.
Independent Legal Advice
Some remortgage cases require an extra layer of legal support, particularly where a Buy to Let property is being remortgaged or purchased by a limited company.
In these situations, lenders will often require the directors of the limited company to obtain Independent Legal Advice (ILA) as part of the process.
To help keep things simple, quotes for Independent Legal Advice can also be obtained directly through the SortRefer portal, alongside your remortgage case, helping you manage everything in one place and keep transactions moving smoothly. Plus, you can earn up to £100 on referral fees!
Having the right support in place can make all the difference when managing more specialist Buy to Let cases.
