Helping your new build clients move in with confidence

Buying a new home is an exciting milestone, and with new-build developments continuing to grow in popularity across the UK, more buyers than ever are choosing brand new properties as their next move.

But while a home may be newly built, that doesn’t always mean it’s perfect, and some can still come with hidden issues. From unfinished work to installation issues, defects at handover are more common than many buyers realise.

That’s why we’re excited to introduce Snagging Reports as our newest product, in partnership with The Professional Snagging Company.

This new service provides you with another way to support your clients in purchasing new build homes, while also creating an additional income stream for yourself of £75 per completed case.

What is Snagging?

‘Snagging’ is the process of inspecting a newly built property for defects, unfinished items or poor-quality workmanship.

A professional snagging inspection is an independent assessment carried out by an experienced inspector, followed by a detailed photographic report that can be shared directly with the developer for remedial action.

The inspection covers both internal and external areas of the property, including:

  • Paintwork, plastering, joinery, doors and finishes
  • Kitchens, bathrooms, appliances and fittings
  • Plumbing, heating, electrics, sockets and lighting
  • Windows, locks, ventilation and sealants
  • Brickwork, roofing, gutters and drainage
  • Paths, driveways, fences and landscaping

For buyers, it offers reassurance that their new home has been professionally checked before they move in and get settled.

Why offer snagging reports to your clients?

With new builds often built with fast turnaround times, it’s not uncommon for small defects to be missed, and many new buyers may not know what to look for when viewing the property themselves. A professional snagging inspection helps identify any issues early on, allowing the buyer to have them resolved while the developer is still responsible for any repairs.

Benefits include:

  • Identifies issues early on
  • Provides clear evidence for your developer
  • Reduces stress after moving in
  • Helps protect a major financial investment

How does it work?

Instructing a Snagging Report through SortRefer is simple:

  1. Click ‘Continue to Quote’
  2. Complete the form and select ‘Get Quote’
  3. Send the quotation to your client or instruct immediately using the ‘Instruct’ button

Once instructed:

  • The Professional Snagging Company will contact your client directly to arrange the inspection
  • The inspection will be carried out independently on the agreed date
  • Your client will receive a professional report within 48 hours to provide to the developer

This is just another way to strengthen your client's journey and support them beyond the mortgage process. This service is available across England, Wales and some parts of Scotland, making it a practical addition for many new build cases.
