We have made some changes to our Second Search Promise, updating our product policy.
Here At SortRefer, we give you and your client a FREE second search promise on each purchase conveyancing case.
This means that your client will get a free set of (like for like*) searches if the original purchase fell through and the searches had been paid for.
What is the Second Search Promise?
If you use a SortRefer solicitor to carry out the Conveyancing work for your client’s purchase transaction, we offer them a Second Search Promise.
This means that if the original Purchase transaction falls through, the searches your client paid for in their initial purchase will be free on their next purchase. The Searches included will be like for like based on their original set ordered.
Our Second Search Promise can only be guaranteed so long as:
· Your client continues to use a SortRefer solicitor for their purchase
· Your client’s second set of searches are ordered up to 6 months from the date the Local search results were returned on their first purchase or the date the purchase fell through (whichever is earlier).
*Please note – In the event of your client’s second purchase falling through, the third set of Searches will need to be paid for. However, if the third purchase falls through, the fourth set will be free. This is also the same with the fifth and sixth set, and so on.
What is the process for claiming?
If your client uses the same SortRefer solicitor they used on their Initial Purchase; there is no need for you or your client to do anything. In this instance, the SortRefer solicitor will tell us that your client’s purchase has fallen through, and as long as the second set of searches is ordered within the specified time frame, the client will not pay for them.
If a different SortRefer panel solicitor is used on the second purchase, please ensure you flag this within the Instruction notes. This process is slightly different and will need to be actioned accordingly.
