Help to Buy

At SortRefer, we’ve created a dedicated Remortgage Conveyancing and Valuation solution to deal with the full or part redemption of an Equity Loan with a Remortgage. Within this area, you have the ability to quote for both the Remortgage Conveyancing and the Valuation, of which both can be linked together as a dual product and can be tracked together in tandem when instructed. See below for further information.

Help To Buy Remortgage

Equity Loans have been available for many years, designed by the Government to help people get onto the property ladder. When it comes to the end of the interest free period after five years, the home owner has a number of options to pay the loan back, including:

  • Selling their home and paying off the loan with the sale proceeds
  • Remortgaging and keeping the equity loan
  • Remortgaging and part or fully redeeming the loan.

Please note, this product can be used for all of the equity schemes listed below:

  • Help to Buy
  • Homebuy Direct
  • First Buy
  • Builders Scheme

Please note that when filling in the quotation form for the Help to Buy Remortgage, you’ll be asked if you require a Valuation to be linked to the Remortgage. If you choose yes, once you save the Conveyancing quotation, you’ll be directed straight to the Valuation quotation form. Here, you’ll be able to fill in the details to obtain a cost. If you choose to instruct both the Remortgage and Valuation, you will be able to access the linked case via either case's tracking page.

Help To Buy Basic Valuation

At the end of an Equity Loan (Help to Buy, or other schemes), the home owner has a few decisions to make. If they choose to Remortgage they may require a valuation as part of the process.

We're able to provide you with a valuation quote suitable for this, which can be linked to the Help to Buy Remortgage product, which will allow you to view case tracking for both in tandem.

Our valuation is a professional report on a property’s current market value, including a reliable opinion on the cost of rebuilding for insurance purposes. The RICS registered valuer will take a number of factors into account when determining the value, here are some examples*:

  • The age of the property
  • The condition of the property and its grounds
  • The property's location and surroundings
  • Method of construction
  • Additional features

Please note that we can provide you with both Conveyancing and Valuation quotations for the Help to Buy Remortgage in tandem.

Please note the valuation is only valid for a three month period due to HCA requirements.
