Stamp Duty Check

Stamp Duty Check enables Finance and Property Professionals to provide an Indication of Stamp Duty Land Tax (SDLT in England), Land Transactions Tax (LTT in Wales) or Land and Buildings Transaction Tax (LBTT in Scotland) or more detailed, accurate guaranteed SDLT figures for complex cases.

This product has been designed to take the headache out of complicated land tax and is suitable for cases that are more complex, for example:

  • When there is a second property.
  • Buy to Let properties.
  • Inherited Properties.

  • Please note, these are just examples and the list is not exhaustive.
  • Please note this is not a product suitable for straight forward SDLT cases.
  • Available for properties in England, Scotland and Wales.
  • Can also be used for Commercial as well as Residential transactions.

Stamp Duty Check: Options

With our Stamp Duty Check product, there are two options to give you different levels of SDLT, LTT and LBTT guidance:

  • Option 1 - £10 for an Indication of SDLT/LTT/LBTT. This provides an indicative figure – either one figure or a higher and lower range. If a range is provided, the higher figure would be the same as the Government website calculation. The lower figure is the potential saving that there could be. Generally, if a range figure is provided, 90% of those cases will make a saving on the higher figure.
  • Option 2 - If the client wishes to pursue an appropriately qualified & experienced tax adviser for a guaranteed and verified figure there is a £250 + VAT fee per £250,000 property value. The advice and figure given by an appropriately qualified & experienced tax adviser is guaranteed.

Please note, a referral fee may be available for more complex advice through option 2. This will be discussed on a case by case basis.

Stamp Duty Check: The Process

  • To start the Stamp Duty Check process, please click 'Continue To Quote' above to enter your client’s details into the referral form. Please note that if the case is linked to a purchase case you have already instructed to SortRefer, you will be able to link the case, which will auto-populate some of the information to save you double keying. Once the form is filled in, click 'refer' to send over to the Stamp Duty Check team.
  • You receive an email with a link to the Stamp Duty Check questionnaire. The link should auto-login to the Stamp Duty Check questionnaire once clicked. If this is the second time you’ve used the stamp duty check product, your email with the link will lead you to the start of the questionnaire.
  • You should fill in the questionnaire in order to get their Indicative figure for £10.
  • If your client requires more specific advice or a guaranteed figure, you should click 'refer for detailed review' where they will be referred to an appropriately qualified & experienced tax adviser.
  • Once your client clicks to refer for detailed review, a few things happen. Firstly, a payment box will appear, asking for payment for the amount required to give the detailed review. Please liaise with your client to complete payment. Secondly, once payment has been made, an email is sent to the client with a questionnaire link in. They’ll need to complete this in full before they receive a call from the appropriately qualified & experienced tax adviser to provide their accurate figure.
  • This figure will be a verified and guaranteed figure the Conveyancer can use. This takes the pressure away from you as the Mortgage Intermediary and the Conveyancer for complex cases.
