We understand that buying a house can be a challenging time for many people, even more so if the purchase transaction falls through. Our Second Search Promise was designed to help your clients in these kinds of situations.
Searches are part and parcel of the Conveyancing process, and they can be expensive. With the SortRefer Second Search Promise, if a transaction falls through for situations out of your client’s control, we will ensure that searches required on the next purchase are free of charge. The searches include a Local Authority search, a water and drainage search and an environmental search.
So, how does your client claim?
There’s no need for your client to do anything or claim. Your SortRefer Recommended Solicitor will tell us that the purchase transaction has fallen through and if your SortRefer Recommended Solicitor orders your searches within six months of the date of the first purchase transaction falling through your client will not pay for them.
There are a few conditions*:
You must continue to use a SortRefer recommended solicitor within England/Wales.
The searches must be ordered within six months of the original purchase instruction date
Clients can only benefit from the Search pack promise once, which means if the second purchase falls through, the further searches will need to be paid for.
